BACKGROUND
During the initial construction of a multi-family community, the second and third floors generally have plywood laid over the 2x6 long boards called “joists”, or “I” beams (a pre-constructed heavy duty joist). Then, lightweight concrete is poured. After a period of time, the joists may sometimes become rotten or weaken due to moisture and/or due to a previous flood in the unit. At the same time, the plywood under the lightweight concrete also becomes weak and loose. This in turn causes the light weight concrete to break up

THE REPAIR PROCESS
Rasa’s sub-floor repair crew will remove the existing vinyl, tile or carpet in order to visually inspect the damaged concrete or wood floor. It is noted here that the actual floor in the unit may be a wood floor or the light weight concrete poured over a plywood base. We will “demo out” and remove the broken up concrete or damaged wood floor. Generally, if the area that is broken up or damaged is approximately 3x3, we would normally pull up an area 4 ½’ X 4 ½” in an effort to completely uncover the damaged underlayment. The plywood or plywood over the joists is inspected in that area to determine how much is or is not rotten or weak. Once the damaged area is uncovered, we can assess the needed repairs to the actual underlayment. We will repair the joists and the plywood as needed in order for the newly poured underlayment to adequately support itself.

If the sub-floor repair is located in the bathroom or kitchen, the tile or vinyl will be removed, the damaged concrete or plywood will be removed and the joists inspected. If the wood is WET and it is clearly obvious that there is a water leak, the Rasa repair crew will STOP and advise the manager. The Rasa repair crew will be able to continue the repair process “only after the water leak is repaired by property maintenance or plumbing service normally used by the property”.

REPAIR FEE
The minimum repair fee is $250.00. The remaining fee is determined by the time and the amount of materials needed to make the repair. Typically the fees range from $250.00 to $650.00 for a small kitchen and/or bath. If the unit has excessive damage throughout, the fee quoted will be based on the square footage measured and reviewed with the manager for approval prior to the work beginning. PLUMBING
Due to certain trade practices, which may vary from area to area, the Rasa repair crew will not be able to remove or replace toilets. Arrangements for this service should be made prior to the Rasa repair crew’s arrival for the scheduled work.

Existing carpet to be relayed and re-stretched in the unit is included in the rate quoted and confirmed with the manager.

Occupied units will require a flat rate of $50.00 for moving furniture, and information relating to the unit being occupied must be provided to assure a smooth and efficient process.
